Does Your Property Have a Gas Safety Certificate?

Requirements By Law

All residential rental properties by Law require an annual Gas Safety Certificate; and this includes a check of all gas appliances within the property by a Gas Safe registered engineer to ensure they are safe to use and working correctly. Sometimes these are referred to as a ‘Landlords Gas Safety Certificate’.

You are responsible for the maintenance and repair of flues, appliances and pipework which you own and have provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed time frame for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

Proof of Safety Standards

The Gas Safety Certificate will tell you the gas appliance or gas fitting has been checked to see if it is working safely and meets the correct safety standards.

Gas Safety Certificates are required by law because unmaintained and poorly serviced gas appliances can emit carbon monoxide which in extreme cases can be lethal and have caused deaths.

Are you a Landlord?

By law you are required to employ a Gas Safe registered engineer to undertake an annual gas safety check and provide your tenant with a copy of the current Gas Safety Record.

The law requires your Landlord to undertake an annual gas safety check and provide you with a copy of the current Gas Safety Record.

Gas Safety Certificate can only be carried out by fully registered Gas Safe Engineers (note that Gas Safe has replaced CORGI as the registration body).

  • Installing or repairing a gas fire, gas cooker or hob
